The foundation consists of isolated footings connected by tie beams, providing stability and complying with current structural regulations.

The façade combines functionality and aesthetics, featuring a white monocouche render or a color of choice. The exterior walls are built with 14 cm thick thermo-clay bricks, internally plastered with cement mortar, along with a 4 cm cavity filled with EPS insulation and an additional 8 cm brick layer with a cement mortar finish. Additionally, certain façade sections incorporate natural stone, adding a distinctive architectural touch.

The model features an inverted flat non-trafficable roof, equipped with thermal insulation, waterproofing, a vapor barrier, and a protective gravel finish.

Regarding exterior carpentry, the reinforced main entrance door includes a security lock and anti-leverage hinges. Windows and shutters are made of black aluminum with a thermal break, featuring Climalit glazing and Capri limestone window sills or similar materials.

The interior finishes of the Plaza de España Model reflect high-quality craftsmanship. The white lacquered interior doors include clad frames and trims, with steel-finish handles. Built-in wardrobes extend up to the ceiling, with doors matching the interior carpentry, wood-lined interiors, drawers, and hanging rods.

The internal partitions are built with 8 cm brick plastered with gypsum, ensuring solidity and a refined finish. The flooring is available in a selection of high-end porcelain stoneware, while the covered terrace features anti-slip flooring. The 1-meter-wide perimeter walkway surrounding the house is finished in printed concrete.

The bathrooms are designed with premium ceramic finishes, offering customization options. Sanitary fixtures include vitrified white porcelain toilets and built-in washbasins within 80 cm vanity units (60 cm for guest toilets), chrome single-lever faucets, and shower trays with fixed glass screens.

The kitchen is fully equipped with ceiling-high wall and base units in laminated board, with designated spaces for a fridge, dishwasher, and oven. The Silestone or similar countertop includes a cooking area and an island, with pre-installation for an extractor hood. A stainless steel sink with a single-lever faucet is incorporated, and the kitchen’s front wall is finished with premium ceramic tiles, with customization options available.

Ceilings are painted smooth matte white, and false ceilings in laminated plasterboard include removable panels in bathrooms for easy access to utilities.

The electrical system in the Plaza de España Model is designed with high-level electrification, featuring premium-quality switches and sockets, TV and data outlets in bedrooms, the living room, and the pergola. A video intercom with an image display is included, along with pre-installation for exterior wall lighting and two pre-installed light points at the entrance wall.

For climate control and hot water, the home is pre-installed for air conditioning with a hot/cold pump, distributed via ducts in the living room and bedrooms. Domestic hot water is provided by a 100-liter electric heater, and a chimney smoke vent is pre-installed in the living room.

The Plaza de España Model also incorporates renewable energy solutions, featuring pre-installation for photovoltaic solar panels on the solarium for self-consumption.

The ventilation system is optimized to enhance energy efficiency, incorporating vertical ventilation grilles. For wastewater management, the home includes a 3,000-liter septic tank.

The plot enclosure features a 4.00m x 2.20m automatic sliding vehicle access gate, with an integrated motor. The front enclosure consists of two gabion walls (2.50m x 2.20m each), and a mailbox is integrated into the pedestrian gate. The property’s approximate 2,500 m² perimeter is enclosed with galvanized steel chain-link fencing (1.75m high) and includes two strategically placed water outlets.

The outdoor area highlights an 8.00m x 4.00m swimming pool, finished in mosaic tiles with a white stone coping and two LED lights. A 2.00m x 3.00m technical storage room houses the pool pump, featuring a metal access door, a window, and an outdoor shower. The pool area is surrounded by printed concrete, and as an optional feature, an artificial grass area of approximately 15 m² can be included.
